Resinous Flooring Offers Many Benefits

Built to Last

Resinous coatings create a barrier that seals and protects concrete from traffic, chemicals, and the elements. This saves the need for costly structural repairs down the road.

Chemical Resistance

Our specialized coatings prevent damage and deterioration caused by oil, gasoline, de-icing salts, and other harsh chemicals seeping into the concrete.

Improved Safety

Optional anti-slip aggregates and high-visibility markings create a safe and secure environment for vehicles and pedestrians alike.

Sleek & Stylish

Transform your parking garage from a dark, drab, space into a glossy, modern environment that makes a great first impression.

Low Maintenance

The seamless, non-porous surface resists dirt and grime. It only needs simple sweeping and occasional mopping, cutting cleaning time and costs.

Minimal Downtime

We know that time is money. Our fast-curing coatings and proven process are designed to get the surface in service as soon as possible based on your construction schedule.

Flooring Solutions for Every Parking Garage Project

We know coatings inside and out. We’ve seen how different products perform in the real world over months, years, and even decades. That’s how we engineer high-performance solutions designed to handle the toughest challenges your parking garage faces.

The Demands on Your Parking Garage Flooring

Parking garage slabs endure continuous dynamic loading, thermal cycling, moisture ingress, and exposure to chlorides, oils, and de-icing chemicals. Without proper surface protection, these factors accelerate concrete degradation, leading to delamination, reinforcement corrosion, and structural failure over time.

  • Top levels and open sides are exposed to the full force of the elements: temperature swings, rain, snow, and ice.

  • Exposed ramps and traffic aisles are vulnerable to the damaging effects of UV radiation.

  • Constant vehicle traffic causes extensive wear and tear, along with significant load and shear stress on ramps and turning areas.

  • A cocktail of corrosive substances – oil, gasoline, and other automotive fluids – leaks from vehicles onto the concrete surface.

  • De-icing salts and chemicals tracked in during the winter can cause corrosion within the layers of your floor, especially if it’s new concrete.

  • Concrete is not a perfectly rigid material. Over time, foundations settle, and the concrete itself can shift, leading to cracks. Even seemingly minor cracks can become entry points for moisture and chemicals that compromise the structural integrity.

No two parking garages are exactly alike. Yours has its own specific set of challenges. That's why a generic, off-the-shelf solution won't cut it. Instead, we figure out exactly what your facility needs and then build the right flooring system to protect it

Flooring in parking garage by BNE Concrete Floors

Engineered Solutions, Not One-Size-Fits-All

At BNE, we're not tied to any single brand or product. Your project has unique needs, and our job is to find the best solution for you.

We start by assessing your parking garage in detail – considering things like traffic volume, weather exposure, the current condition of your floors, and many other factors. With this, we can design a multi-layered coating system that combines the right products for maximum durability and performance in your specific conditions.

We'll work with you to make sure the chosen solution is a perfect fit for your needs and budget.

Your long-term satisfaction is our priority. We're focused on delivering long-term value, not quick fixes. We aim to protect your investment for years to come.

Advanced Coating Options for High-Performance Protection

Parking garage coatings, also called Traffic Coating Membranes or Elastomeric Traffic Coatings, are designed specifically for the demands of parking garages. They come in different formulations, some geared towards foot traffic, others for vehicles, and they can be combined to create powerful, multi-layered systems.

As mentioned, there's no singular "best" coating. We'll carefully choose and combine the right products to build a customized system that's perfect for your garage

Epoxy

  • Excellent slip resistance makes it ideal for areas with heavy foot traffic.
  • Able to withstand the constant wear and tear of high-traffic environments.
  • Offers a clean, professional finish and can be customized with colours.
  • While highly durable, epoxy is a rigid material. It is often used as a base coat and is best paired with a flexible topcoat.

Urethane

  • Typically applied as a topcoat.
  • UV protection prevents fading and degradation caused by sunlight exposure.
  • Provides an extra layer of protection against corrosive substances.
  • Creates a watertight barrier, protecting the underlying concrete.
  • Known for its durability and resistance to wear.
  • May require more frequent maintenance in areas exposed to snowplows.

PUMA (Poly Urethane Methacrylate)

  • Can be applied in a wide range of temperatures.
  • Ready for use just 1 hour after application.
  • Offers greater elongation than MMA/PMMA, making it ideal for areas with significant movement.
  • Suitable for split-slab construction, paver systems, planters, vegetated rooftops, and below-grade waterproofing.
  • Like PMMA, it requires good ventilation and must be applied to dry surfaces. Accurate chemical mixing is essential.

Parking Garage Flooring FAQs

How long after pouring can a parking deck slab handle vehicle traffic?
Wait at least 7 days for light traffic, but 2 weeks or more may be needed for full vehicle loads. The exact time depends on the concrete mix, weather, and structural design. At BNE, we plan pours and loading schedules to prevent damage.

Why choose concrete instead of asphalt for parking garage floors?
Concrete is structural as it supports heavy loads and building elements. Asphalt is a surface layer and would add cost and complexity. We use poured concrete with the right finish for durability and heavy use.

What causes cracking or spalling in parking decks?
Common causes include poor subgrade, weak reinforcement, water damage, freeze-thaw cycles, rebar corrosion, overloading, and missing expansion joints. At BNE, we design with strong reinforcement, proper drainage, and high-performance concrete to prevent these issues.

Should parking deck concrete be coated or left bare?
Coatings (like epoxy) improve looks and make cleaning easier, but they require ongoing maintenance. Bare concrete is low-maintenance but needs regular cleaning and sealing. We recommend the best finish based on your traffic, exposure, and budget.

How do I handle oil, salt, and stains on parking garage floors?
Clean spills quickly with degreasers and rinse well. Prepare the surface before coating. At BNE, we suggest pre-treatment and the right sealer or topping for high-traffic areas.

How do I inspect a parking deck for safety over time?
Check regularly for cracks, spalling, exposed rebar, corrosion, water leaks, or movement. Early detection helps avoid costly repairs. BNE offers inspection and maintenance plans for parking decks.

What maintenance does a parking garage's concrete floor need?
Sweep and rinse regularly, degrease oil-prone areas, inspect and reseal joints, patch cracks or spalls promptly, and recoat surfaces as needed. BNE can create a custom maintenance plan for your deck.

What design or construction features should I look for in a parking deck?
Look for proper drainage, expansion joints, adequate concrete cover over rebar, anti-corrosion measures, and a concrete mix suited for exposure. At BNE, we coordinate all these elements for a complete, durable solution.
